Ipswich Local Plan

The Masterplan commissioned by Crest Strategic Projects

Main features of the Crest masterplan:

  • The retail, employment and primary school area, "the district centre" is accessed off Henley Road and closer to Henley Road than indicated in the Local Plan. These facilities will be focused around an urban square and a green.
  • Our diagram indicates the main routes through the development and the access points. The main routes link Henley Road with Westerfield Road and there are three vehicle access points from Henley Road and one from Westerfield Road. There is one new vehicle railway crossing and two pedestrian crossings.
  • A SuperRoute bus service is proposed to link the development with the town centre. The bus route would link Henley Road, accessing the development opposite Defoe Road, with Valley Road. There is also a bus-only route from the development via Picton Avenue onto Valley Road.
  • There are walking and cycling routes through the development linking Ipswich with Westerfield Village and Westerfield station. The route of the Fonnereau Way is retained.
  • 1500 homes are planned. Residential densities vary across the site, with a general tendency to lower density towards the rural edges and higher densities concentrated around entrances into the development, along the main bus route and close to the district centre. Buildings will be mainly 2 and 3 storey with some 4 storey in the higher density areas. The overall density is 37 dwellings per hectare.
  • The development will be a mixture of housing for sale and affordable housing, with the affordable housing mixed in throughout the development.
  • Playing fields and a country park form a buffer zone between the edge of the new development and Westerfield Village and are linked to a new district park closer to the centre of the development. The district park is not located on Henley Road as shown on the local Plan. There are also a series of smaller local parks, play spaces and greens linking east to west across the site. Existing mature trees, ponds and ancient hedgerows are retained and incorporated into the design.
  • The railway station is retained in its existing location in Westerfield
