Main features of the Kesgrave masterplan:

  • The retail, employment and primary school area, "the district centre", is located off Westerfield Road in the south east corner of the development rather than centrally as indicated in the Local Plan.
  • Our diagram indicates the main routes through the development and the access points. The main routes link Henley Road with Westerfield Road and there are three vehicle access points from Henley Road and one from Westerfield Road. There is a new railway crossing which will initially be only for buses.
  • A SuperRoute bus service is proposed to link the development with the town centre. The bus route would link Henley Road, accessing the development opposite Defoe Road, with Westerfield Road.
  • There are walking and cycling routes through the development that link Ipswich with Westerfield Village and Westerfield station. The route of the Fonnereau Way is retained.
  • 1500 homes are planned. Residential densities vary across the site, with a general tendency to lower density towards the rural edges and higher densities concentrated around entrances into the development, along the main bus route and close to the district centre. Buildings will be mainly 2 and 3 storey with some 4 storey in the higher density areas. The overall density is 37 dwellings per hectare.
  • The development will be a mixture of housing for sale and affordable housing, with the affordable housing mixed in throughout the development.
  • A country park will form the buffer zone between the edge of the new development and Westerfield Village. There is a new district park located on Henley Road as shown on the local Plan. There are also play spaces and greens throughout the development. Existing mature trees, ponds and ancient hedgerows are retained and incorporated into the design.
  • The railway station is retained in its existing location in Westerfield
